Main House:

Entering the property into a lobby with a 2nd doorway leading into the main living area, all with a wooden floor, although the design of the ground floor is essentially open plan the spaces remain well defined, to the left when you enter is the kitchen, modern and minimalistic in style with stainless steel countertops and burgundy cupboard doors.

Once on the 1st floor, the open mezzanine to the left is an artists workshop with the corridor running the width of the property dividing this area from the door to the master bathroom, upon entering the bathroom there is a corner bath (whirlpool) to the right and an exterior doorway to a private, 1st-floor terrace, there is plenty of the light coming into this bathroom space from this doorway, further into the bathroom is an attractive cast concrete, minimalist style double washbasin and a walk-in shower and the W.C is within an enclosed separate until.

Through a door is the master bedroom and from here back to the main corridor, it's a very nice master en suite bedroom with plenty of privacy between bath, shower, washbasin and toilet.

Into the corridor and turning left you to reach a doorway on the left and another on the right, the left is a single bedroom with a built-in cupboards and the right is the family bathroom with a washbasin, a walk-in shower and a W.C, coming back along the corridor on the right is the 3rd bedroom, a comfortable double.

The house covers a footprint of 211,55m² with a total build size of 337,20m². The main house has been remodelled internally in 2014, including new windows with insulated glass. The roof has been completely renewed in 2011.

The water for the house (and for the campsite facilities) is coming from a well with a UV-lamp filtering system, with a back-up to the public water network.

Upon entering the double gates of the campsite the main house is on your right and the main reception building to the left, this covers an area of approximately 60m², once inside on the left is the seating area, enough space for 10-15 people seated at tables and serves as a breakfast area too. The room has a large salamander fireplace, to the right is a kitchen area and the split bathroom facilities with a separate area for a washing machine.

Coming out of the reception to gravelled parking and slightly further along are the apartments which are attached to each other and in a row of 3, each apartment is 40m² and with its own private seating area outside, of the 3 apartments, two have been completely remodelled in 2018 and are very modern and stylish, with a centralised unit around which the bedroom, bathroom, full equipped kitchenette and seating area are focused. Each apartment has its own solar panel for heating tap water and the two remodelled ones have a split air conditioner (converter). 

The apartment area has an attic space on the first floor of 120m², accessible by an outside staircase, which is currently in use as storage only but can easily be remodelled for additional renting purposes (apartments, rooms, co-working area, etc.).

The camping area facilities are again further along on the left, these include a dishwashing area, along with male and female toilets and shower units, there are also facilities for disabled people and a BBQ facility.

The campsite itself has an open plan of about 25-30 pitches with 21 electricity points and a separate area for small tents. The site is easily accessible by larger caravans and auto caravans.

The camping facilities and apartments area cover a footprint of 269,20m² and an overall build area of 385,67m². The equipment and furniture of the apartments and the campsite are included in the price.

The gardens are well established and beautiful, areas are separated with planting, the overall land size is 3.400m² with an additional rented area of about 2.500m².

The business has been operational for 20 years. The campsite is currently open from 15 March to the end of September. The apartments are rented all year. It is a successful business with very good reviews and many returning guests, a mix of Portuguese and foreigners. The business has given a good income to the owners for many years.
