This bungalow style property is well designed and ready to move straight into making it an ideal permanent or second home. A slope leads from the off road parking area to the side of the property up to the wooden decked terrace and front entrance which opens directly into the open plan lounge with kitchen/ dining areas. The lounge (12m2) has windows to the front, laminate flooring and provision for a wood or pellet burner. The open plan design creates a nice feeling of space and natural light which flows through from the kitchen/ dining area and into the lounge. The kitchen (12m2) is fitted with modern wooden wall and base units, double sink with views over the gardens, granite worktops, electric oven, gas hob and extractor. Hot water is provided by a gas boiler. The dining area includes an Air conditioning unit which can be used for heating during the colder months. There are TV points in both rooms.
A hallway (6.7m2) to the rear of the property has access to the loft space and leads to the bedrooms and bathroom. Bedroom 1(8.4m2) has direct access to the rear covered terrace, gardens and land. Next door you have the family bathroom (6m2) with sink, W.C and shower adapted for wheelchair access.
Bedroom 2 (11m2) has views over the rear terrace and land, Air conditioning unit and en-suite bathroom (3m2) with shower, sink and WC. Bedroom 3 (11m2) is located at the front of the property with views over the surrounding countryside.
The attractive wooden decked terrace extends around the property, once the water feature is activated you can sit under the shade of a mature Cork Oak tree and enjoy the birdsong and gentle sound of running water as it flows into the fish pond from the three water tanks located in the land behind the house. The previous owner kept chickens in sheds directly behind the house but these units could be removed to make space for a good size swimming pool (subject to planning permission). There is also a pig pen in the land which could be removed or adapted. A driveway to the side of the house offers off road parking for several vehicles, the land extends from the sides to the rear of the property, gently sloping up towards the neighbouring vineyard. The land is very pretty with lots of different trees including majestic Cork Oaks along with a good variety of flowering and fruit trees. The covered terrace at the rear has a mature climbing Kiwi providing shade and charm to this wonderfully peaceful area. The property includes a bore-hole and external irrigation system.
The property is fully double glazed with external shutters. The current energy rating is D however, the current owner has been informed that with the addition of a Wood or Pellet burner the property could achieve an A rating. The loft space is fully insulated and offers extra storage.
In our opinion the adaptations made to this excellent property would make it ideal for anyone with limited mobility or as a comfortable retirement home set in a stunning location, surrounded by nature but close to plenty of facilities. The closest large village is Espinhal which has cafes, mini-market and a pharmacy. There are lots of great restaurants in the area, all serving great value traditional Portuguese dishes. The property is located between the market town of Miranda do Corvo and the medieval town of Penela. Both towns offer all your weekly facilities including schools, health centres, banks, supermarkets, vets etc. This area also offers a great variety of outdoor activities including mountain biking, hiking, cycling, canoeing or you can just relax at one of the many river beaches located close by. The famous University City of Coimbra is a pleasant 30 minute drive. The new roads in the area now offer easy access to the main motorway network which extends throughout Portugal.
